| Water Metering is Coming to Sacramento |

Effective immediately, we are requesting all our Sacramento property landlords to establish the billing of the City and County of Sacramento Utilities to include the names of their Resident and Cornerstone Property Management, along with the owners' names in the invoices that will be mailed to the property (service) address. This change in the manner in which your Municipal utilities are being managed is being instituted because of the variable amounts payable to the City as a result of the water meter that has now been installed in your property. We have provided the convenience of collecting the utility reimbursement from your tenants for you in the past because the utility invoices were a fixed amount every month, hence, a fixed amount was included in the lease agreement for reimbursement of your expense. However, since the amounts are now changing every month, we find that you may be shortchanged when the invoice is actually higher than the predetermined utility reimbursement schedule. Tracking those amounts each and every month could be untennable and potentially result in lose of income for you. We will inform your tenants that the utility invoices will be mailed directly to them with their names as the responsible paying party. Cornerstone can no longer collect the utility reimbursements as a fixed amount from your tenants on your behalf because of the variability of the monthly amount. It is for your best interest that we are making this change to ensure that the amounts paid by your tenants are the actual usage every month. Assembly Bill 2572 (AB 2572) requires the installation and use of water meters by 2025 across the state, including in the City of Sacramento. This law supersedes the City charter. Signed into law by Governor Arnold Schwarzenegger on September 29, 2004, the water meter retrofit program affects about 120,000 City of Sacramento residential customers. The law took effect January 1, 2005. To inform residents and businesses about its plan to begin implementing the comprehensive metering program, the City of Sacramento Department of Utilities will work with customers, City Council Members, and City staff to address water meter implementation costs, and a comprehensive installation plan. The Department of Utilities also will work with the community to educate members about indoor and outdoor water conservation measures and benefits of metering.
