    We are a company that provides Property Management Services for rental property owners and residents in the greater Sacramento area. We currently feature properties in Natomas, Elk Grove, Folsom, El Dorado Hills, and Lincoln. As our company name implies, we are a "Cornerstone", a vital part of managing rental properties - a task that can be both time consuming and complicated.

    We provide each property owner with the greatest possible return on their investment. At the same time, we work to build long term relationships with property owners and residents alike. Our goals are simple, we strive to maximize income and minimize expenses and vacancies.

    One important role we offer is that of acting as liaison between the landlord and tenant. Property manager relations with Residents gives a face to the Landlord and provides them the necessary buffer servicing their desire to profit and distance themselves from their tenant constituency.

    Our duties include accepting rent, responding to and addressing maintenance issues, advertising vacancies for landlords, and doing credit and background checks on tenants. In exchange for the service we provide, we charge landlords a percentage of the gross rent collected each month, in addition to lease commissions and repair costs that may be marked up as we prepare the property for a new tenant.

    We are proud to say that we would manage your property as we would one of our own. Owners are always involved in all the decisions regarding maintenance, improvements and tenant issues. We would like to take away the burden of managing your own property, but not take away your control. As with any successful business we are dedicated to earning your trust and respect.

    We are available 24 hours a day for emergencies, and could be easily contacted for any other problems during and after our working hours. Owners have a choice of handling repairs themselves or using any of the contractors they choose, if they have no preference we can suggest many skillful and licensed contractors to handle all your maintenance needs.

    MANI DEL ROSARIO

    Since 2000, I have sold hundreds of residential properties and luxury homes. When moving to Sacramento in 2001, I started purchasing several new homes as income properties and convinced many clients to follow suit. In 2004, my associate Zen Mendoza and I founded Cornerstone Property Management and Sales to help all of our real estate investors market and manage their income properties. When marketing a rental property, I make sure that the home shows its best through furniture rearrangements, cosmetic repairs and painting, and landscape clean-up and maintenance, and get the most marketing exposure through signage, open houses, web ads, color flyers, floor plans (if available) and various social media. The key to success in leasing the property quickly is how well the exterior and interior is presented and pricing at current rental market value. I give my honest opinion on the current condition of the property and give recommendations on what needs to be done to get the highest rent and leased quickly.

    Because I am also a Realtor and Broker of Cornerstone Real Estate Services (a subsidiary of Cornerstone Property Management), I give landlords professional advice when it is the right time to sell their income properties to capture their highest equity gain. In addition, I find and help purchase the best income properties for my current landlords and investors according to their budget.

    ZEN MENDOZA

    Zen Mendoza has been an inverstor in real estate for more than 30 years, having bought and sold rental properties from single family homes to multi-family units. She has managed these holdings at the outset. She also managed properties in the Bay Area for investors and for homeowners who found themselves in a job-related move from the Bay Area. She has dedicated herself to the family owned property maintenance and management business since she retired from active employment as an engineer and project manager in 1995. She has completed several courses in property management and attended seminars for property managers, having been certified as such.

    Zen handles primarily the contracts and financial aspects at Cornerstone in addition to her involvement in all other aspects of the property management. She works in the background, acting in an advisory role when it comes to the day to day dealings with the Landlords and Tenants. She brings to this company an extensive experience of managing rental properties, ensuring that they are rented and occupied by quality tenants, maintaining the value of these investments. She has a vast knowledge of tenant-landlord relationships, being a landlord herself. She will take care of your rental properties as she would her own.

    Sacramento

    Sacramento is the capital of the State of California and is the fifth largest city in the state. According to U.S. Census data, as of 2004 the Sacramento metropolitan area was the 26th largest metropolitan statistical area (MSA) in the United States with a population of slightly over 2 million people. Sacramento is located in north/central California, approximately an hour and a half north east of Oakland and San Francisco.

    Sacramento is ranked as the 23rd "Most Fun U.S City" in a survey conducted in 2003 by Cranium Inc. Factors taken into account in the ranking include: the number of sports teams, restaurants, dance performances, toy stores, the amount of a city's budget that is spent on recreation, and other factors. Sacramento was also a finalist in the National Civic Leagues prestigious "All-America City Award".

    The "Jewel of Sacramento" is the 23-mile American River Parkway. More than 5 million visitors enjoy this unique wildlife and recreation area annually. Fishing, boating and rafting opportunities lure water enthusiasts. Picnic sites, golfing, guided natural and historic tours and much more are often just steps away from the paved trails. Access to the Parkway is available at various points off of Highway 50.

    The downtown Arena, Home to Sacramento Kings basketball team is scheduled to be completed by October 2016. Demolition of the K Street mall has already begun, and construction of the foundation of the arena will begin in October 2014.

    As of 2006, despite recent economic woes, Sacramento is still growing very rapidly, and new homes continue to be built in the city as well as in rapidly expanding suburbs such as West Sacramento, Natomas, Elk Grove, Folsom, Roseville, Citrus Heights, Rocklin, Lincoln, and El Dorado Hills. Older neighborhoods with charm and larger classical homes include Land Park, Curtis Park, and the Fabulous 40s.

    Sacramento has a Mediterranean climate characterized by mild winters and dry summers. Snow does occur in Sacramento in the winter, but it is a rare occurrence, with the record snowfall being only 3.5 inches over 100 years ago.

    Colleges and universities in Sacramento include California State University, Sacramento and Sacramento City College. Some of the programs offered may include teacher assistant training, MBAs, and Engineering & Computer Science degrees.

    Natomas Park

    This fast-growing, master planned community is surrounded by schools, parks, walking/biking trails, and nearby shopping.     Roseville

Roseville is a destination area for shopping the surrounding cities with the famous and high end Galleria mall, and the outdoor shopping of The Fountains.     El Dorado Hills

    El Dorado Hills is a community nestled in the Sierra foothills off highway 50 between Sacramento and Lake Tahoe, close to ski resorts, wineries, state parks, and the ocean. El Dorado Hills is located 25 miles from downtown Sacramento and 90 minutes from Lake Tahoe.
